Commercial Property Inspection


BIS utilizes the baseline property condition assessment process as outlined in the ASTM E2018 "Standard Guide for Property Condition Assessments: Baseline Property Condition Assessment Process," then as necessary with augments from the InterNACHI "Standards of Practice for Inspecting Commercial Properties." This modified approach can be expanded or contracted to your needs.

BIS commercial property assessments include the condition, life expectancy and repair/replacement budgets for the building's major components, i.e. roofing, HVAC, electrical, plumbing, elevators, windows, doors, exterior cladding, interior finishes, structural, grounds, pavement and parking areas. When required, the report will include pre-inspection questionnaires, interviews with maintenance staff and providers, contact maintenance contractors or major equipment manufacturers, correction history, cost estimating, zoning, utility research, and more.


Construction Inspection


BIS has a unique understanding of different building trades, construction techniques, bar & critical path scheduling, monitoring, constuction draw completions, progress verification, AIA forms, schedule of values, change order processing, and more. Construction reports can be prepared on the BIS standard template or customized per lender requirements.
